Most lenders will allow a back end ratio of 45%. That means after your expenses and monthly payment are added together your total monthly debt obligation can not be larger than 45%. The important number to pay attention to is your back end ratio as that is the deal breaker for most lenders. 

It is always a good idea to sit down with a Mortgage Broker and allow them to qualify you. Regardless of the results you find using this calculator, you should contact one of the mortgage companies listed in the links section of this page and allow them to consult you on what is the best loan and plan for you to follow to obtain your loan.
